Download Carl's Real Estate Mod v1.091 - Important Fix + QoL Improvements
🕑 Added 2022-04-16 21:35:39 +0000 UTCCarl's Real Estate Mod is now available to Early Access Patrons. The mod's goal is to allow you to purchase nearly all non-residential lots and build them up using your own household funds. Players can pursue a new aspiration that is challenging and meant to be completed over the long term. Here's a summary of everything in the mod.
Update v1.07 - March 6, 2024
- Fixed tunings so that no specific packs are required for functionality.
Update v1.066 - Ownerships Fixed
- Ownership is now finally fixed with regards to manage worlds!
Update v1.062
- Fixed a bug that was sending players to the wrong zone when using browse. This led some people to think buying was broken. It was sometimes sending you to the wrong lot, which could be ineligible.
Update v1.061
- Quick fix for a critical bug regarding the sell interaction that was sometimes not clearing property ownership and caused all sorts of havoc. Thanks for your reports, you make my mods better!
Update v1.06
- The Sell interaction will now appear on the phone. You can use this to get rid of a single property you don't want, or click to remove ALL properties (be careful with this, it's instant!). You should do this before uninstalling the mod to remove lot ownership, or else the game will still think you own them.
- A lot of cleanup on phone interactions, to avoid them stuffing up your menu. If a Sim isn't a property owner, we don't need the upgrade menu, and if a lot isn't in the list of allowed types, it will no longer appear as an option. Also if you own 0 lots, it won't offer you the sell interaction for example.
Update v1.051 - Quick Fix
- Made sure property owners can ALWAYS buy upgrades.
Update v1.05 - New Features!
- A Handyman can now be called when objects are broken using the new Real Estate Repair Service option on the phone. They'll charge you $250 per item, but this will fix all broken objects on a lot. This is to help with the heavy travel involved in the mod.
- There is a new Browse Real Estate feature on the phone. This is incapable of showing you values of gallery/heavily modified lots, but will show you the vanilla lot prices, sorted by unfurnished value. You can get started in real estate much sooner than you think using this. Some unfurnished lots are like 7k (beaches). It shows all worlds and purchasable lots. No more guesswork! Unfortunately, we can't see lot values when off lot. I could cry. Ok, maybe I did, a little...
- NOTE I SWITCHED TO ZIP BECAUSE OF PATREON AND BROWSERS BREAKING MY FILES
Next, I'll be making a sell button for players who want to ditch their real estate. I need to do much more testing on this to make sure it's safe for wide use. We will want to make sure if one household sells, another can buy, and things like that.
Update v1.041 - Critical Hotfix
- Made a mistake today and was reported an issue where players' lots could break *everything* either existing or on first purchase. Sorry for the trouble, ugh.
Update V1.04 - Balance and Quality of Life Improvements.
- Toned down breakdown chance (base rate) so objects won't break so often with several properties.
- Modernization and other upgrades have had their costs reduced about 35-40%. They were scaling too high on large properties, making it take way too long to pay off (sorry).
- Modernization will improve breakdown rates when applied, while also helping the most to improve star rating, justifying its higher cost.
- The repair spell (cast by a Sim or their clone) will now correctly repair objects.
- The water pipes upgrade will slightly reduce breakdown rates.
- It's now much easier to see broken objects. A new (actually useful) notification and button appear when you travel to a lot with broken objects. Click the button to focus the camera on a random broken object and trigger a visual showing what needs repaired. It will pick a random object on each press in case something gets stuck.
- A reminder that you are able to upgrade objects to unbreakable to avoid breaking objects in the first place.
In the next improvements update I will be introducing a new browse real estate menu that will show all places Sims can by. I expect this to take a couple days but will be worth the work. Thanks for your support, everyone!
Update V1.03 - Critical Bugfix & New OPTIONS!
- Shift-click the mailbox to find the new Carl Real Estate Settings button. From here, you can change the default 7 days to collect rent to 1, 2, 3, or even 14 if you want. The values will scale automatically based on days (dividing by 7 if rent is delivered each day for instance). Rent will start delivering the next day in most cases, but using weird values may result in an odd rent day or shifting rent days.
- Also features a setting to modify rent, so you can cut it in half (use 50), or double it (200). Default is 100 = 100% of normal rent before it's adjusted based on frequency.
- Fixed a bug where owning vet clinics and retail might throw an LE and interrupt rent.
Update V1.02 - Critical Bugfix
- This update corrects a serious issue preventing Sims from being owners of retail, vets, and restaurants. Thank you SO MUCH for reporting this, and I'm happy to have been able to fix it swiftly.
Update V1.01 - Quick fix for non-English versions
- Fixed names/descriptions not showing.
Buying Lots
Sims can purchase Real Estate using the phone (under household menu). You need to be on a lot that can be purchased to use this. You can purchase lots either furnished or unfurnished, which will automatically clear all the objects off for you. Unfurnished is cheaper, but you'll need to make sure the lot has all required objects to begin paying rent.
Owning & Maintaining Lots
Lot owners receive rent each Monday at around 1:00 PM. While owner of a lot, you will need to take care of them. Occasionally, things will break down on lots and the companies renting from you will not pay if the lot becomes too broken down. You can reduce the chances of breakdowns by upgrading objects to unbreakable.
The broken objects feature is designed to be smart, and any time you enter/exit build mode it will tally up how many objects are able to be broken on your lot. It considers those objects that are already unbreakable and/or those you have upgraded. So if you can make all objects unbreakable on a lot, then it will never suffer breakdowns.
Lot Ratings
Lot Star Ratings are impacted by three things - Lot Beauty, Upgrades, and Broken Objects. Having too many objects broken will make the rating pointless. Beauty uses The Sims 4's decorated system, but to prevent players needing to place many high-score objects, I tweaked the system.
I've tuned the low end decorative items to give bonus points. This way, you can decorate a bit more to your liking with low to mid-tier items instead of feeling like you need to game the system. You will most certainly require upgrades to make it to 5-star, but upgrades exist to help push your lot to 5-stars. This is to let players who do not wish to do so much building still enjoy the Real Estate system.
Sims like seeing their properties become better and will get a nice moodlet when a business achieves a new rating level.
Lot Summary Screen
Using your phone, select Real Estate - Check Properties to see a list of all properties owned by your Sim's household. If you pick a lot from here, your Sim will automatically travel so you can go spend that money to build and upgrade. When objects are broken, it will inform you.
The Real Estate Mogul Aspiration
My Real Estate mod includes a new Aspiration - Real Estate Mogul exists to give you some difficult long-term goals in The Sims 4. It starts with only requiring you to buy a lot and purchase an upgrade, but I do not do tutorial aspirations. The next 2 tiers are much more difficult and sure to take you a while to complete without cheating.
The reward for this Aspiration will be expanded upon later, but for now will make your Sim repair all objects MUCH faster, and also improves the success rate of the Impress with Real Estate social.
Impress with Real Estate
Once a Sim has bought Real Estate, they can attempt to 'Impress with Real Estate' from the friendly social menu. This is not just any social, it's got a bit of brains behind it. This will make the Sim you're talking to assess your properties' current state in the beauty, ratings, and maintenance categories and tell you about your worst/best properties. Failing is embarrassing, but Sims who make an impression will find much gratification in the envy of others.
Limitations
Residential lots may not be purchased yet. I will experiment with the possibility down the road. Rentals from vacation destinations etc are also not purchasable, and we may need to add a few lot types to the list.
The bottom-right Business panel does work with my mod, but there are a few buttons I could not disable (perks, biz summary, and employee management) none of these systems are used in the mod, so ignore them as they will do nothing.
Future Plans
More random events, potentially ownership of residential lots, and more depth to the ratings system and other systems in the mod. I have a lot of ideas to improve this project.
Compatibility
I tried hard to make this mod compatible. It uses almost nothing from the game directly and is made with all custom systems. Any mod that also gives you ownership of a specific lot is likely to conflict, but they might be used together so long as a single lot is not bought with both.
Instructions: Download and extract the zip file to your Documents/Electronic Arts/The Sims 4/Mods folder.
Ensure Script Mods are turned on in Game Options > Other. If you have trouble with the download or the mod working, attempt using save as on the files as some browsers treat ts4script files incorrectly.

Hi there! I just updated this mod, and I am running into an issue with upgrading lots. When I click on the option to upgrade a lot from the phone option, I see a blank menu. This appears to happen on every owned lot. Has anyone else run into this issue? I tried deleting and re-installing, but the issue remains the same. Prior to the update I didn't seem to have this issue. Thanks for any guidance!

Hii, I love this mod so much and have been using it for a few weeks now, but as of 6/24/24 it looks like the mod has stopped working? I don't know if its due to the upcoming patch or whatever, but the club I had my sim owning no longer shows up as owned and it basically functions as a regular nightclub lot now. I also noticed that my retail and restaurant panels look normal again (they'd been tweaking a bit ever since I installed the mod but I didn't mind it much bc i'd rather have the mod then not). So its almost as if the mod isn't in my folder anymore but I just checked and it is. Please update this (if that's the issue) when you can thank you <333

good morning, I was trying to change a property to a rental property (it's a park) but I am unable to sell this business. It's not showing up as an option to sell in the business panel, nor is selling it showing up on the phone options. The family still owns this park, it shows up as owned on world map but I can't edit it, move money to it or anything that will allow me to work on it. I have the most recent update but I'm still unable to do anything financial (sell it/move money to it/take money from it) with the business

How come I cant find the real estate option in my phone under home I see only the usual options but no where do I see any of the options mentioned that are given by this mod? I can see the aspiration but no one way to actually use any other feature. Can anyone help?

Rent is only collected on Monday. So if u collected rent for one household on Monday, then switched to the other, you will have to wait till the following Monday to collect rent for the other household.

I have more than one household that own property. Only one household gets rent. When I I go to the other household they don't get anything for owning it and it has 4 stars. Is this a limited, because I didn't see it in your rundown?

I am using this MOD and it still works perfectly (As of 4/14/2023). I would only recommend adding 3 things: 1.) An option to have the repair service repair all properties (Its very time consuming and a bit mundane having to call the repair service for each individual lot that has broken objects). 2.) The option to hire a property management service for a fee (They take care of the repairs in exchange for 3% - 5% of the gross rental income). Maybe provide an itemized receipt to the landlord of items fixed that week and their 3% - 5% fee. 3.) And lastly... Implement a way to have beneficiaries in the event of a sims death. SimsRealist introduced this in their Residential Real Estate MOD. And I didn't even think of it till one of my sims died and the option popped up. He owned Residential properties using their mod and commercial real estate using your mod. The commercial real estate was lost in the wind while the residential real estate was passed down to a household member of my choosing. Maybe another solution is to make the commercial real estate owned by the adults in the household vs the individual Sim? Final thoughts: YOUR MOD IS AMAZING!!! You should NOT add residential real estate to the MOD. I think SimsRealist has already invented that wheel and done quite well. BUT, they completely failed to include commercial real estate which your mod does incredibly well. Its simple, easy to use and easy to understand. With some minor tweaks this would be everyone's go to MOD for commercial real estate acquisition in the Sims 4. I'm happy to support your Patreon as I use a bunch of your mods outside of the this one and just wanted to say THANK YOU for creating ways to make my favorite game just that much more enjoyable.

Stupid question, but I have a sim who owns several properties and wants her son to inherit them when she dies. What happens when the sim who owns the property dies? How can Inhave the option for the whole family to help on sending a handyman or do upgrades and stuff like that? So far only the sim who bought the properties has the option to do any of that.

I'm sorry I didn't get back to your question. Yes, I am using the latest version, v1.066. I tried everything to turn free build mode off on my active Sims' lot. The only solution that worked was to go to Manage Worlds, select an empty lot, load that lot, exit that lot and then go back to my active Sims' lot. Then Free Build mode is off. I did not want to do this every time I load my active Sims' lot when I start up the game. I checked MCCC's settings to see that Free Build mode is disabled by default. So I don't know what to do, short of taking this mod out for now.

Hm. This was a bug in a previous version but was supposed to be fixed in v1.066 - are you using the most recent, and can you confirm that you are able to build with your own money in other lots.

I am not sure what is happening with the Real Estate mod in the game. When I am on my active Sim's residential lot, Build mode turned into Free Build mode. The mod doesn't seem to differentiate between commercial and residential lots. Is there a toggle or option to turn off Free Build on residential lots through the Real Estate mod?

Hi Dave. I'm a bit perplexed. IT seems the package is right, and if the script is alongside it, you should be seeing options to browse/purchase real estate on the phone. You could check that the mod is generating a log file - it should be next to the mod and package files in your mods folder. his should have a lot of text in it describing the steps it's taking on startup. Hi Carl. I am trying to get the Real Estate mod to work. I've installed it into the mods folder. I have script mods enabled. When I start the game I am able to see and select the Real Estate Mogul aspiration. But when I go to a lot and try to purchase it the option does not show up in the phone. When I shift click on the mailbox no options for this mod appear either. I tried moving the script and package files directly into mods folder that didn't help. Any ideas? BTW your mods lured me back to the Sims. Thanks.

Hey, Datrell. Thanks for writing me, I am always open to constructive criticism. I believe what happened was you were using one of the previous versions. The one that is up now will fix those ownership issues that you were having. It was forgetting some things you own, but now I have it stable and working well in that area. I don't have an appraiser, nor can you buy residential lots though I hope to make this possible in the future.

Hey, this mod doesn't allow you to hire and manage employees, you are just a building owner and you can receive a rent, fix broken items and upgrade your buildings to increase rating + rent amount, that's it

Thank you! I love this mod, its so much fun to have my sims pretend its a handyman and go to each lot and fix everything. I build cafes and bars as building, and created tons of apartments on top, so my sims have to go to each apartment, everything breaks!!! Its great XD

The lot owner trait is what controls visibility, so whoever is property owner will be able to travel to an owned lot and use it. I want to make another menu that lets you upgrade from afar, just havne't got to it yet.

Just downloaded the update and every time I go to my purchased lot/gym, everything with plumbing is broken, 4 sinks, 4 toilets, 4 showers. Appears only plumbing is broken.

I am excited about this mod! I am doing the $1,000,000 challenge so I feel this will work with the sims story. However, I have updated the mod to V3 and still can't purchase real estate. It is grayed out, both furnished and unfurnished. My sims have enough money at 356,000 and the house is only 25,000. Any suggestions would be greatly appreciated. Can't wait to have it working in my game.

As Carl explains in the mod description post, retail lots are not part of this mod. Your sim can purchase community lots - so gyms, museums, cafes, parks, wedding venues etc. Travel to the lot you want to buy then use the phone menu to make the purchase. Your sim will need enough money for this to be an option.

Found another minor issue. When fixing broken items on a lot the normal repair option and the spellcaster's Repairio work fine, but Insta-repair doesn't (from completing the Nerd Brain aspiration). The lot won't recognise it as repaired. I just left the lot and came back, and a new random object was broken so I could still complete all the repairs. This happened every time I used Insta-repair.

I just had to update the files again. I wonder if Patreon glitched a bit. Try right-clicking the files and using Save As after doing a control-F5 on the page after a couple mins.

I owned a few stores before, but now they are all gone (I'm not the owner anymore). I would have to buy them again. Is there anything I can do to prevent this? Also, I can't buy lots. The options cannot be clicked, no texts are displayed either. Is this perhaps a problem with some other mod I'm using?

This is answered in the compatibility section. I used my own custom systems. I would not recommend buying a lot with 2 separate mods, however.
