Excellent warnings; very clearly illustrated as ever. Re. Estate Agents: it's remarkable how closely aligned they can be with local builders, against a vendor's best interests. Had personal experience of this when selling my parents house just over a decade ago; we were sent various builders who all turned up with small children in tow and enthused about the large garden for their children to play in. First attempted to drop price by £100k on day of contract exchange- my parents wanted to do it but I managed to persuade them to turn it down. Another builder appeared who didn't do this and parents got the extra money; again they used young children to convince my parents they were after a family home. Days after completion the house started being demolished and they built two new houses and sold both. I'm not complaining about what happened, everyone has to make a living!; but the deception and the attempted rip-off was definitely agent and builders working together against interests of perceived 80year-olds.
