MOD RELEASE SCHEDULE 4/30 - 5/6 2023
🕑 Added 2023-04-30 15:52:59 +0000 UTCSaturday 5/6
Updating Schedule for Ownable Apartments v3 - A lot is changing in this version of the mod. You'll be dealing with each tenant more directly and less through the computer. The tenant screening process will become a social event with the main goal being to approve or deny the apartment application.
The process of screening is more detailed. You'll need to actually call their place of employment on the phone to verify and look into the information they provide.
Click on tenants to collect the rent every day with a chance they will not pay. If they don't pay the option to evict will unlock. More social interactions included too.
You'll still need to invite the approved tenants but they'll stay much longer.
I'm currently looking into assigning apartments as a door interaction. I need a little more time for that. So I'm rescheduling this release for Monday most likely.
I'm removing the random maintenance buffs. But will keep the various service NPCs you can hire. If I can create functional issues I will, like things breaking more frequently or some way to show there's a problem with something that needs the service npc.

Thank you to all supporters, I really hope you're enjoying the content. You're support is highly appreciated and I'm hoping to make more improvements not only with mod performance but ideas.
During May 2023 I'll be working on creating a completely new list of mod ideas, new gameplay features, and updating my modding skill set. I've been trying to learn animation for months and finally found a few tutorials that are very helpful. This includes Mixamo rigs, animations, and converting them to The Sims 4. I'm extremely excited for the new possibilities this will bring to my mods.
Existing mods that are frequently downloaded will get needed updates. Some are giving exceptions from BE due to outdated traits. I'm fixing that issue as I can. You'll see the updates as they're released. Just know I'm aware of the issue and working on it. However please continue to send me reports in case it's something else that might need fixing.

Hi my sim has the landlord trait but when I click on my sim there’s menu or anything for landlord
oooooh i didn’t know. but thank you for the reply & the mod.
WICKED PIXXEL
Each tenant will stay around 5 hours and leave. You'll then need to find new tenants.
also another question/concern, i do the whole processing tenant leasing, i approved the tenant's lease but when i leave the lot & come back the tenant isnt there. like they dont officially move in. i even did the invite new tenants to see if they'll move in but they dont.
any updates on the apartment mod?
WICKED PIXXEL
That would make a great Dirty Gigs Mod update to add cops and dirty cops.
Ebony Rodgers
I would love a Dirty Cop Mod, that would take a percentage from Gangs, ladies of the night and Strip clubs. I have more ideas for this mod but if you create Dirty Cop Mod I'm sure you will have even more ideas.

There's an ownable barber shop coming in the mod I'm working on now. However it needs custom animations in the future. In the works.
Tia Daniels
Barber mod maybe?
Just a suggestion: A huge Buddhism mod maybe in the future? With Budda satues, books about Buddhist tenets going retreat, etc?
